Gregory Pappas, Principal

Mr. Pappas is a founding partner of Blackswan Real Estate Partners, one of the General Partners of GYB Investors, LLC. BlackSwan is engaged in the formation and management of real estate partnerships that seek to invest in assets and businesses that provide superior risk adjusted returns for its investor partners. Current affiliated companies include BlackSwan Water Resources, LLC, which owns and manages Nerro Supply and Gulf Utility Service. Nerro Supply is a regulated water and wastewater utility in the State of Texas that provides water and wastewater treatment to over 4,500 residential customers throughout southeast Texas. Gulf Utility Services is a licensed water and wastewater operator that manages and provides operations services to Nerro Supply and other 3rd party owners of water and wastewater treatment systems including municipal utility districts, cities, and public water systems. Previously, Mr Pappas was a Senior Managing Director at HFF, Inc., where he was primarily responsible for arranging over $2 billion of capital in 225 transactions. Closed transactions include fixed and floating rate loans, participating loans, construction loans, entity level equity, joint venture equity, preferred equity, mezzanine debt, and property sales. Mr. Pappas has executed transactions in all major property types including office, apartments, retail, industrial, hotels, land, and condominiums across the United States. He is a 1992 graduate of Texas A&M University with Bachelors and Masters of Science Degrees in Agricultural Economics.

Charlie Gasper, Business Development, BlackSwan Water Resources.

Mr. Gasper's duties with BlackSwan Water Resources and Gulf Utility Service (GUS) include guiding growth through new business development and acquisitions. His work has allowed him to be involved in the management and improvement of several failing water systems in receivership throughout the State of Texas. Previously, he held positions at Texas Steam, Datum Water Equipment, and Spriax Sarco, where he focused on the steam, air, and water needs of local refineries and chemical facilities in the greater Houston area. Mr. Gasper is also a former Associate Director at Holliday Fenoglio Fowler (NYSE: HF), where he focused on commercial real estate financing involving senior debt, mezzanine debt and equity transactions. Mr. Gasper is a graduate of Texas A&M University with a Bachelor of Science in Marketing with an emphasis on Management. He also holds a Masters of Business Administration from the University of Houston.

 

Chuck Peterson, Principal

Mr. Peterson has almost 30 years of experience in the oil and gas and real estate industries. After working as a drilling hand in the Powder River Basin of Wyoming, he attended Texas A&M University where he earned a B.B.A. degree in Accounting. He began his business career as an accountant for a Texas oil and gas company. He became a Certified Public Accountant and joined the accounting firm of Easley, Endress, Parkhill & Brackendorf, where he worked in the areas of tax compliance and IT development and support. Mr. Peterson leveraged his EEPB experience to become the Chief Financial Officer for The Midway Companies, a leading real estate development and investment company. In addition to BlackSwan, Mr. Peterson is President, CEO and Owner of Chemily Management Company ("Chemily"). Chemily is an oil and gas producer with interest in producing wells in Texas, Oklahoma, New Mexico, Wyoming, and North Dakota. It also has interest in South Texas. Mr. Peterson combines his financial background and experience with the expertise he has gained in the real estate and oil and gas industries to analyze project economics to assist investors in developing new ventures. His experience and insight in cash flow analysis, forecasting and budgeting, together with time-value analysis, help to understand and achieve project goals.

Julie Addison, Controller

Julie brings over 20 years of bookkeeping, accounting, and financial reporting experience to the BlackSwan team. Her industry knowledge includes oil and gas as well as real estate brokerage and development. She served as Mr. Peterson's controller at Chemily Management Company and The Midway Companies prior to joining BlackSwan. Julie graduated summa cum laude from Lone Star College with an Associate of Arts degree. She has completed over 60 hours in accounting, real estate, and computer programming. She also holds a Professional Land Management Certificate from the University of Houston Downtown.
